Tips on Selling from the
Condo/Townhouse Specialist

When its time to sell your townhouse or condominium, there are a few preliminary steps to take to help ensure that things go smoothly.
Here are some documents and information sellers may want to gather:
 

Potential buyers will want to know about your community as well as your individual unit.  To be prepared, obtain from your association the schedule for total community repair and maintenance, such as the buildings due to be painted, major landscaping, roof replacements, clubhouse decorating, driveway paving or deck replacement, as well as recent or upcoming special assessments or pending litigation.
 

Locate your public offering statement (also known as a prospectus).  You should have received this document when you purchased your townhouse.  If you can't locate it, you can purchase one from your association.
 

Buyers will appreciate having a copy of the floor plan.  If you have the original community brochure, that would be helpful.
 

Obtain a copy of the current association budget.
 

Have on hand the current rules and regulations governing the community.
 

Ask your management company if your community is Fannie Mae approved.  The buyer's lending institution will need to know this.
 

Obtain the name of the insurance company issuing the community's certificate of insurance.  Your management company or board can assist you with this.
 

Many communities require the buyer to pay a one-time fee at closing as a contribution to the capital funds.  Find out the exact amount, and if the one-time fee is refundable.
 

Many buyers ask for a list of your utility bills for the year.  Have them handy or put together a comprehensive list.
 

It's also helpful to collect the manuals and warranties for your appliances and major systems like heating and air conditioning.  If your unit is still covered under a home owners warranty or a state warranty insurance plan, have that available to pass on to the buyer.
